You might find success and satisfaction in real estate. However, it is not as simple as it once was to go into any real estate firm, fill out an application, and begin working in the industry.
In this article, I’ll explain all you need to know to start a career in Singapore as a real estate agent.
To begin, being a real estate agent is a lot like being an entrepreneur. You are officially a freelancer. Start-up expenditures are an inevitable part of every company.
The costs associated with getting started as a real estate agent may be substantial. Not only that, but you also need to go through training and pass the test before you can commence your career as a real estate agent.
Don’t be anxious. Not nearly as terrifying. If you put forth the effort, you can succeed.
REQUIREMENTS FOR THE PROPERTY AGENT COURSE AND EXAM:
- Minimum Age Requirement: 21
- Singaporean or Permanent Resident Citizenship
- A minimum of four ‘O’ level passes from the General Certificate of Education (GCE) or its equivalent (Workplace
- Learning and Skills Network)
- Meet all CEA health and safety requirements
Let’s take a look at the Real Estate Salesperson (RES) education and licensing process. We’ll also investigate the Singaporean training facilities that come highly recommended for the RES program.
COURSE FOR REAL ESTATE AGENTS
Since 2010, the Council of Estate Agencies (CEA) has required all prospective RES or property agents to do extensive training and examinations before they can practice the profession.
It’s crucial because it educates would-be estate agents on the rules and regulations that regulate the industry. The Singaporean real estate sector is another target for more professionalism and competence.
The course material includes a broad variety of real estate-related themes and segments, and to be honest, it might be monotonous and challenging for individuals who are not naturally gifted in academics.
Don’t fret; help is never far away; I’m only writing this to get you started in the right direction.
Course Outline and Contents
In order to get your “Certificate of Completion for the RES course,” you’ll need to maintain a 75% attendance rate throughout the duration of the RES course.
In order to sign up for the RES Exam, you will need to provide evidence of having completed the RES course.
You have two years from the time your RES course completion certificate was issued to take and pass the RES test.
The cost of a RES course may range from $700.00 to $800.00, depending on the school you choose to attend.

- A $250 UTAP course stipend is available to NTUC members who submit an application.
- The Real Estate course Singapore is eligible for a SkillsFuture credit of up to $500 for Singaporean and Permanent Residents.
Providers of the 2023 CEA-approved Best RES courses
Singapore is home to a plethora of excellent RES course training facilities. The following is a list of RES course providers that I have developed based on the recommendations of recently recruited real estate property agents.
These RES course providers provide a variety of training options, including weeknight sessions, express programs, weekend-only classes, Saturday-only classes, and more, to accommodate the hectic schedules of working adults and parents.
Providers provide your desired real estate salesperson (RES) training in the following locations:
- Location in the Center; Actual Core Index Institute of Estate Administrators (IEA) / RealPro
- Pioneer Training and Consultancy/Real Centre Network, Western Region
- Real Centre Network/Singapore Real Estate Agents Association (SEAA) Eastern Suburbs
REAL ESTATE LICENSURE TEST
After finishing the RES course, you’ll need to take and pass both RES exams before you can apply to become a real estate agent.
The RES exam is administered by NTUC Learning Hub, which is a CEA-approved testing center.
The RES Exams will be given in April, August, and November of 2022. The 2023 examination dates are scheduled for March, July, and November. My recommendation is to keep an eye on the CEA website 1–2 months before the RES test date to see when stage 1 registration opens and then to register as soon as possible on that day.

Here are the many Exam formats:
Exams are two and a half hours long.
- Part 1 of the First Competency Paper: An Introduction to the Real Estate Agency Profession and Land Law
- Part 2: Dealing with Land Interests Competently
- Part 3 of Paper 2 on Competency Real Estate Agency Regulation and Advertising
- Part 4: Competency: Real Estate Deals; Each Exam Paper Is Worth 100 Points
There are 60 multiple-choice questions in Section A (for a total of 60 points).
Part B: Twenty multiple-choice questions (MCQs) on one or two case studies (2 MCQs = 4 marks).
RES Exam Fees
The total price of taking the RES test (both papers) is $417.30 (GST included).
Please be aware that the RES test price, including GST, is $235.40 per exam paper if you fail it and need to repeat it.
RES Exam Result
Your score report will be sent to you by the test administrator.
Within two years after failing the examination, you must repeat the RES course and take the entire RES Exam (Exam 1 and Paper 2) again.
If you feel you should have passed but didn’t, you may file an appeal to the NTUC Learning hub for a $64.20 (plus. GST) review of your test paper. Within five business days, you will be notified of your test results by the CEA-designated exam administrator.
Important reminder for non-native speakers and those who want to one day work in real estate:
The completion of the RES course and the RES test does not certify you as a real estate property agent.
To register for a RES license in full, you must meet all of the Estate Agents Act’s requirements, including the “fit and proper” standard.
A certificate of no criminal conviction or evidence of 10 years of residence in Singapore is required for SPR applications with a duration of fewer than ten years.
To register with the CEA as a foreigner, you must first get an employment permit (EP) from the Ministry of Manpower (MOM), and then seek the advice of a real estate agency firm to determine your eligibility for registration.
After that, when you enroll in the RES course, you’ll need to provide a letter of sponsorship from the real estate firm.
